We customize our management plans based on the property, goals, & timelines.  We recognize there are often budget constraints, so we present ways to save money while also creating additional revenue streams.  We rebid all recurring contracts, negotiate with vendors, and serve as your managing agent to balance fiscal responsibility and aesthetic.

Boards & Owners are the decision makers, always.  It is our job to gather the facts, then execute.  We recognize the role each of us plays to have a successful community, we know what to do, how to do it and we will help everyone accomplish the goals for the benefit of all association members.

Consistency and Transparency are what we are known for.  Our track record of long term clients and our portfolio of polished newsletters both show we always provide useful information to our communities.  With daily access to our managers, those who know us, know they can count on us. 

Management Fees

Our management fees range based on the services requested, typically on a price per door/unit model.  They are fully disclosed, discussed, reviewed with all decision makers.  We want to add value and the only way to do so is through being on the same page.

Owner Relations

Customer service specialists are available to answer owner questions and concerns all of the time.  We appreciate all requests because of the opportunity to be of service.  By responding timely, following up until a project is done, being helpful, we are able to move the needle towards happy.  Happy communities are best.

Inspections

Weekly property inspections provided along with advanced notice. We will walk with you or provide summaries. Photos are taken, and checklists are completed and reviewed by a member of management during each visit.

Completed checklists, along with a priority and action list, are provided to board members.
